Old Framing Is Worth More After a Fire
Counterintuitive to most owners, and the single most valuable thing to understand about a pre-war house that has burned.
Dimensional lumber of the era used here is oversized by modern standards and it chars rather than failing at connections. Charring is a surface phenomenon, so a member can frequently be assessed, cleaned back and retained, and damaged sections can be replaced individually.
Engineered trusses and floor systems in newer stock behave differently. Once heat has reached the connections the assembly comes out whole. That is why the same fire produces a repair in these neighbourhoods and a replacement three miles south.
Why Does That Matter Beyond the Cost?
And the Foundation Is Usually Not a Slab
Much of the housing here sits on a perimeter foundation with a raised floor and a crawl space, rather than on slab-on-grade.
That removes the largest invisible unknown in most Sacramento fire files. Heat damage to a slab does not show and buyers discount heavily for it. A raised foundation can be inspected from beneath, and the framing above it can be looked at directly.
